Airport expansion set to change Gudja landscape

Massive visual impact on Gudja and Luqa views expected from proposed development of commercial and office blocks next to Malta International Airport

A massive commercial development proposed by Malta International Airport will have an impact on long-distance open views of the area, and will affect the "context of the Gudja and Għaxaq landscape" by altering the traditional setting of townscapes dominated by parish churches, as well as the rural setting, as the project is highly visible from a range of viewpoints.

This is one of the main conclusions of an Environment Impact Assessment study of a master plan presented by the Malta International Airport for a project which comprises of three new high rise blocks (rising up to seven floors) apart from the recently built Skyparks block.

The development is being proposed on a  rectangular parcel of land forming part of the Malta International Airport complex which has an area of over 130,000 square metres.

A newly proposed Block B will involve the construction of a centre having a floor area of 3,200 m² per floor. The complex will incorporate both commercial and office space at ground level, including double height showrooms.

All floors above ground floor will consist of office space.

A new hotel development will be accommodated at higher floors of another 1400 m²  block.

Block E will consist of a commercial centre with a maximum floor area of 2,500 m² per floor. The complex will incorporate both commercial and office space at ground level, with double height showrooms.

Block F will be developed as a commercial area for retail use, with a footprint of 300 m2.

The large existing centrally located car park will be roofed over in part  and extended to accommodate additional parking provision. The internal space newly established by roofing the central car park will also include a supermarket.

Block J will include commercial facilities on two levels, each with a floor space of 7,000 m2. This block will also provide access to the terminal.

The existing fuel service station will be relocated to provide improved access to arterial routes.

Block K will incorporate a recreational zone having a total area of 2,000 m². This will replace the existing staff car park, which will be relocated to a separate area within the site boundary.
