These are the top 10 most expensive localities for apartments

Apartments in Sliema are the most expensive on the property market in terms of price per square metres.

According to a study by the NSO, apartments in the locality are 60.98% more expensive than national average prices. The analysis excluded penthouses.

Following Sliema, St Julian’s and Pembroke are the second and third most expensive locations for flats, as they are 57% and 47% more expensive than the national average, respectively.

The other localities that ranked as the top 10 most expensive localities in terms of apartment prices are Swieqi, Għargħur, Ta’ Xbiex, Naxxar, San Ġwann, Balzan, and Attard.

Meanwhile, the lowest recorded price levels in 2025 are Xewkija and Sannat. Apartments in these localities are 57% and 63% less expensive than the national average.

The study noted that flats in Gozo are roughly 30% less expensive than the national average.

Last month, the Central Bank published a report based on feedback from players in the real estate sector who noted that the prices in certain areas have risen beyond what is justified by the quality of the property. The report did not reference which localities respondents were referring to.
